The Federal and Provincial Governments have introduced proposed new tax relief measures to make homeownership more attainable for first-time buyers.
The proposed First-Time Homebuyers’ GST Rebate removes the 5% GST on new homes priced up to $1 million and offers a reduced rate for homes between $1 million and $1.5 million. Meanwhile, the Ontario government is proposing to rebate the full 8% PST on qualifying new homes up to $1 million for first-time buyers.
Together, these initiatives, if implemented by the respective levels of government, would eliminate the full 13% HST. This would provide a combined savings of up to $130,000, depending on purchaser eligibility, with eligibility proposed to apply to agreements signed on or after May 27, 2025.
